I have been struggling along with SEO for a while now. I have done all what I think are the obvious things but after an original spurt up rankings I'm still stuck on page 2. Some of my rankings are even falling.
My traffic is about the same now as it was in February. I have an SEO company working on the site called Submit express. They tell me we are doing everything we can.
I created some dynamic script that when someone searches for a property in certain areas the relevant area comes up in meta tags and titles. I have quite good content.
I am using TLA and paying $500 per month on one way links on a huge variety of sites.
Im link building on relevant social networks.
Im trying to provide the best possible service. But rental property is just not something people get excited about and blog about.
what can I do?

Background info
My website is http://www.livesimply.co.uk it is a property rentals website aimed at London and the UK. I think my keywords are words such as
Property
rental
rent
flats ... etc
The highest ranking relevant keyword is flats to rent in London
where am I going wrong?

Yeah there seems a large consensus on the fact I need to improve the quality of coding. So I will work on fixing the on site issues.
Also I will work on the 301 redirect.
its unfortunate though the words you mentioned are low traffic ones. Maybe I am being impatient since its only 8 months since you started.
There does seem a large difference between .com and .co.uk rankings. I haven't been able to find out any solutions to this.
